TurnKey Properties has created relationships with several local and national banks, as well as real estate professionals, mortgage professionals and real estate attorneys. These team members are one of the primary places we get our inventory from. Due to current market conditions we are getting more referrals than we can currently handle. This is why we are looking to work with strategic partners and lenders. Cash is king and with our experience and knowledge, the sky is the limit. A lot of the time the banks want to unload the property and if you are not able to buy cash, those deals will go to another buyer who can. We do not want our referral sources going other places with great deals.

Two Investment Options with Turnkey Properties:

Option 1.

Right now is the best time to build a cash flowing real estate portfolio that will generate a stream of income for years to come. Imagine being able to work with a team to locate, rehab and rent out a positive cash flowing income property with little to no risk.
Turnkey will locate a property then show you what it will cost to rehab the building. Once the rehab is complete our property management team steps in and rents out your building for you and will also handle all the day to day issue that may come up.

So by the time we are done, our investors have a brand new building that is ready to rent immediately to either section 8 or regular tenants. Either way most of our properties cash flow anywhere from $800-$2800 per month depending on the type of financing our investors get. A 2 flat typically has (2) 3 bedrooms and 2 bath units, along with a finished garden unit. The building should rent for about $3,200 fully occupied. In addition to this, a lot of our investor hold onto the buildings for 2 years and then turn them into condos and sell them for about a 1/3rd more than what they paid for the building. Option 2.

We also have investors that are looking for solid hands off investment opportunities. We are currently offering a minimum investment of $25,000 with no maximum cap. We are currently paying a favorable interest rate of return on the money borrowed per year (simple interest). So for example if a client borrowed Turnkey Properties $100,000 on January 1st 2011 then he/she would get their $100,000 back plus $15,000 on December 31st 2011. We are purchasing investment real estate with the money borrowed to rehab and develop Chicago land properties. This money is borrowed to Turnkey Properties which is backed by the real estate itself. This is a great place to invest self directed IRA money or other idle funds. This is not a REIT nor is this a solicitation. This is not a registered security and we are not selling securities.
