In my ten years of buying and selling real estate in Chicago, I have never seen so many great deals in the market place. Properties we bought for $250,000 two years ago we are now able to purchase those exact properties for $80,000. This allows us to buy and hold these properties and generate a tremendous amount of cash flow that we have never been able to do before. It also allows us to buy two-three times more properties because of the cost per property. The reason why I love these types of deals is because they are very safe and predictable. Regardless of what the market does the rents will always cover the monthly payments and the owner can ride out any storm in regards to market fluctuations.
